Non-Exclusive (Open) Listings

This listing type is created by agents who have entered into an agreement with the home seller, who desires multiple agents to list and/or market their property (the agent who brings the buyer wins the commission).

Manufactured Homes

Unlike the vast majority of MLS companies, MyState MLS acknowledges manufactured homes as a legitimate property asset and allows agents, mobile park operators, and owners to list their manufactured or pre-built properties within our MLS. Important Factors to consider when looking for properties and making offers on properties:

Comparables

One of the first (often the most important) tasks your real estate agent should complete is a comparable market analysis (CMA), which allows you to see what homes are listed for that are similar to your existing or desired property.

Size of Property

Understanding your needs vs. wants is paramount to creating a plan, budget, etc., as you and/or your agent begin your real estate property search.

Age of Property

The older a property is, the more likely it may need updates or repairs. It is essential to know not only the property age but also the potential updates the home may need based on its age and geographical location (weather will also play a factor).

Time on Market

The longer a home or real estate property has been listed on the market, the more you may be able to understand about it. You can formulate several questions for yourself to answer and create potential questions or points to present as you begin the negotiating process.

Previous Property History

One of the more important factors often forgotten, property history can help your agent and you understand if and when the home or property was updated, why it was updated, and if building permits were used in the updating process. This helps you identify homes and properties you may want to avoid and potentially provides you with negotiating power or, at the very least, points to emphasize or discuss with your agent or the seller.
